1. Planning- TN Real Estate Returns will meet with you and help you create a plan to assist you in accomplishing your short and long term investment goals. This is when you decide how and how long you plan on investing. We will discuss and decide your financing strategy and get you pre-approved if necessary.
2. Acquisition- TN Real Estate Returns will provide you several properties to chose from, covering different areas and price ranges. The planning in step one will help narrow the search and easily identify the best properties for you. Once property is decided upon we will move to the next step.
3. Financing and Closing- TN Real Estate Returns will provide short term financing for the closing of the property and renovations in step 4. We will provide you with a local closing attorney and insurance agent for your convenience.
4. Property Renovation- TN Real Estate Returns will provide you with written estimates prior to closing. Once you approve these estimates our construction company will begin the renovations. This will take approximately two weeks depending upon complexity of the project. We will keep in constant contact through this time to keep you updated on progress.
5. Property Management- During renovations our property management company, Reedy Rentals, will be actively seeking tenants. We are confident in our ability to find a tenant during this time. Once a tenant is placed they will handle all collection and maintenance for the property for agreed upon fee.
6. Long Term Financing- If you have decided to finance the property using TN Real Estate Return low down payment program we will assist you in obtaining the long term financing needed to realize your maximum monthly cash flow each month. We will provide you with lending partners to refinance your short term loan with TN Real Estate Returns into a 30 year fixed rate loan. This should be completed 30 to 60 days after closing on the purchase of the property.
7. Exit Strategy Execution- TN Real Estate Returns will be there when it is time to execute your exit strategy. Although this is decided on the front end, it is key in your overall investment plan. No matter if it is 6 months or 5 years down the road TN Real Estate Returns will be there through the end.
Private Money Lending
