1. What if my property does not rent?
This is a fear for a lot of newer investors. TN Real Estate Returns takes a different approach when selecting homes. We do not purchase homes in areas that are known for vandalism and higher vacancy rates.
2. How much cash do I need?
Investing in the much discounted Memphis market allows for several different strategies for an investor to utilize. Some investors prefer to use cash or lines of credit to maximize cash flow, while others like to use as little cash as possible. TN Real Estate Returns offers a process that allows investors to own property with little to no money down. Most of our clients have brought between $1000 and $5000 for each property and some even less than that. Each situation is different so call and we can discuss your opportunity with you.

4. How much does it cost to have my property managed?
TN Real Estate Returns offers property management through our licensed property management company, Reedy Rentals. We offer an 8% monthly fee compared to 12% to 15% in the local market. We also require one half of the first month rent for new tenants. We also collect a non refundable security deposit for your protection.
5. How do I know the home is worth what I am paying for it?
TN Real Estate Returns has each property evaluated by a local licensed appraiser prior to adding to our inventory. Our licensed real estate agent on staff is available to you to discuss and confirm values prior to your decision to purchase.
6. If I live out of town do I need to physically come to Memphis for closing?
No, our closing attorney will overnight you all pertinent paperwork to your transaction. You simply sign, notarize and return in the provided prepaid envelope via overnight carrier. It can not be simpler.
7. How do I know I am getting a good deal?
The inventory in Memphis is increasing daily. There are properties available than can be purchased. TN Real Estate Returns offers properties 60 to 70 cents on the dollar to serious investors in order to share incredible deals and keep our management company and construction company occupied with quality work while helping our clients realize their investment goals.
